Private Equity:
Many worthwhile development projects require equity capital from private investors to meet the debt/equity ratios dictated by lenders. Jim Lackey Associates works with experienced local developers who have proven track records, vision and integrity. Projects may include land development, in-fill single-family tracts, multi-family housing, high-end custom homes, and commercial buildings. By working with the highest-quality developers, investors are able to take advantage of opportunities in any investment climate. Equity investors can receive attractive preferential (e.g., "first out") returns on their invested capital, plus a substantial percentage of the profits upon completion of the project. Of course, terms will vary from project to project.
